A Main Street for Carmel Valley will be part of the mixed-use neighborhood proposed by Kilroy Realty. Located at the corner of Del Mar Heights Road and El Camino Real in Carmel Valley, the land is currently zoned for high-rise office/industrial building with no limit on height.
In talking with thousands of residents and community members, Kilroy recognized the need for a gathering place where residents can shop, dine, or just relax with friends and family. They hired the world renowned architectural firm Elkus Manfredi to design the central plaza and Main Street, with the simple direction of “make it special.”
As the last significant piece of the community plan, this land represents an opportunity to do something special for Carmel Valley. A mixed-use residential area connected to a central plaza and “Main Street” lined with shops and cafes is envisioned, offering a unique place for Carmel Valley to call their own.
The Carmel Valley Community Planning area was designed with 10 different individual neighborhoods, each providing an assortment of community serving amenities such as parks, open space, pedestrian walks and trails, libraries and fire stations. The community plan was published more than three decades ago and has successfully created a special place to live, work, and play. Today, as the Community nears final buildout, the One Paseo property provides the last remaining opportunity to satisfy Carmel Valley’s remaining planning needs
More than 2 1/2 years ago before we commenced with the planning of a single building or streetscape, we set out to better understand the community’s needs and priorities. We spoke with thousands of neighbors and residents and took note of their ideas and suggestions. Over and over, we heard that Carmel Valley needs a central gathering place for local residents with a mix of compatible uses. Here’s a summary of community and city meetings to date.
The property is currently designed in the Community Plan and zoned for the more traditional office building with surface parking uses. However, when talking to the community, it was clear that a better use was needed in order to serve the residents and those employed in Carmel Valley. The property is uniquely situated to create a central gathering place — with a variety of shops, restaurants, residential alternatives as well as office employment at a location that is already surrounded by development.
